Developer Silvera Properties and design firm GE-T Architecture Workshop have unveiled exterior and courtyard renderings in November 2026 for a 12-story, 60-unit residential condominium building at 536 West 28th Street in Manhattan's West Chelsea neighborhood, transforming a long-vacant through-block commercial site adjacent to the High Line.

Two 12-Story Volumes Framing a Landscaped Through-Block Garden

Located between West 27th and West 28th Streets and Tenth and Eleventh Avenues, the development occupies the former three-story commercial parcel at 533 West 27th Street and 536 West 28th Street. According to New York YIMBY and architectural descriptions from GE-T Architecture Workshop, the project is massed as two 12-story structures facing opposite streets that enclose a landscaped central courtyard garden in the interior of the block.

On the West 28th Street elevation, the building features a light-gray masonry and stone facade accented by a regular grid of protruding floor-to-ceiling window bays, while the western wing shifts to a staggered arrangement of recessed ribbon windows and steps back at the 10th floor. Earlier zoning and planning filings reported by Commercial Observer indicate the 12-story structure will stand 135 feet tall and encompass roughly 77,000 square feet of residential and ground-floor retail space.

$24.5 Million Acquisition and West Chelsea Development Context

Silvera Properties acquired the West Chelsea property from Extell Development in June 2023 for $24.5 million and filed demolition permits for the existing 3-story commercial structure in December 2024. Around the same period, Silvera Properties also advanced a 20-unit residential project at 156 Beekman Street in the South Street Seaport and an 11-unit luxury condominium building at 29 Leonard Street in Tribeca.

Planned resident amenities at 536 West 28th Street include an attended lobby, a fitness center, a wellness suite with a sauna, a resident lounge opening directly onto the central courtyard garden, and a cellar-level game room. The property sits half a block from the High Line's West 28th Street staircase and south of the 7 subway train at the 34th Street–Hudson Yards station near Bella Abzug Park, on a block where Centaur Properties and Greyscale Development Group previously advanced an 11-story, 36-unit mixed-use building at 528 West 28th Street that had reached 5 stories in a November 2016 construction update.
